    congress wants to do an extreme make over on your house. What you do in the end might be the one paying for an inside that capita energy trade bill that passed through the house last Friday a provision that may mean. If you try to sell your house and it's not energy efficient. Which is yet to be defined by the way you may have to cough up money to fix it or -- take down the for sale sign

    It's called the -- REEP That's the retro fit for energy and environment our performance program what does that mean for homeowners if it's fully implemented. You're probably not going to be able to sell your house if it's an older home. Within having to spend thousands maybe tens of thousands of dollars to bring in up to some of these more radical green standards.

    Buyers, Please Go To The Bank Before You Start Looking At Properties!!!

    really thought it was common knowledge by now that when you want to buy real estate the place to start is the bank. The first thing we do is go to the bank to get pre-qualified, right? But very few "buyers" who have called me in the last year or two have done that. Just yesterday I talked to a gentleman who just recently lost his home to foreclosure. He said the mortgage was just in his name, so now they are looking to buy a house in just his wife's name. He was calling about a specific property and wanted directions so they could go look at it. He said he didn't know if his wife would qualify for a home loan based on her income alone or not.

    Buyers - please, please go to the bank and get pre-qualified before you call an agent to look at properties. If you don't, you are very likely to find a property you love and then find out you are unable to buy it. On top of that, sellers these days want a copy of the qualification letter attached to offers on their property - and I would too, wouldn't you? The man I mentioned above was concerned about the bank pulling credit and turning them down, then he'd have to go to another bank and they'd pull credit too, lowering the credit score. My feeling is that if you go to a reputable lender in today's market and they turn you down, the search should stop there. Bouncing around from lender to lender till you find someone who will approve you is partly what got us in the mess we are in.

    So, the moral of this post is "Do your homework BEFORE you look at homes." Put the time in up front to determine 1) whether you are in a position to buy a home or not, 2) what price range you need to be looking in, and 3) what type of loan you qualify for and how much out of pocket money you need. If you don't know a good lender, make that call to the agent - but instead of asking to look at properties, ask them to help you get pre-qualified.

    This is just common sense, folks, be smart and go into the home buying process with your eyes open, armed with the confidence that you are indeed able to purchase a home by working with your lender FIRST - you want to have an awareness of where your financial comfort zone is so you are not facing foreclosure as well.

    Not Interested In political correctness

     

    Holly"Merry Christmas” or “Happy Holidays” Holly

     

    For those who aren’t aware (or are living under a rock) the controversy over the “political correctness” of saying “Merry Christmas” has been all over the news of late. Supposedly it’s “better” to say “Happy Holidays”. I guess that’s less offensive than “Merry Christmas”.

    But right there is my beef over all this nonsense. Just how offensive can saying “Merry Christmas” possibly be???

    Good grief. I wouldn’t be offended if someone came up to me and said, “Happy Hanukkah” (or Kwanzaa or Ramadan , for that matter). Nope, not offended little bit. And none of the people I know who don’t celebrate Christmas are offended in the least if someone says “Merry Christmas” to them.

    This isn’t rocket science people. Say what you want. If you feel like singing out “Merry Christmas” to someone, do it! If it makes you feel better to say, “Happy Holidays”, then say that. Just don’t berate me for saying what I say, and I won’t berate you for what you prefer to say.

    Forcing or forbidding certain phrases at this time of the year in the name of political correctness is just plain nuts. Let’s celebrate how we see fit. Our diverse culture is a fundamental part of this great country. We should all be able to freely express our holiday wishes in whatever way preferred. So if you get all bent out of shape at someone saying, “Merry Christmas”, relax. Get over it. In the grand scheme of things is it really that big deal?

    Bail Out

    A bailout requires responsible Americans to pay for the acts of greedy bankers, mortgage brokers, flippers, and over-extended home-borrowers. In other words, the government wants you to pay for the blunders of others who knew, or should have known, better.

             Equally as important, a bailout would permanently price out of the housing market all those responsible Americans who have been patiently saving to buy a house that they can actually afford. The current housing correction is necessary to remedy the historic run up in housing prices over the past decade. By bailing out the housing market, the government will prevent housing prices from returning to affordable levels, thereby ensuring that renters will not be able to buy a home and current homeowners will not be able to upgrade.  As far as home owners that are now underwater on a mortgage I am sorry that the market is in the state that it is in there must be a limit to available credit. Credit is one of the major causes of inflation today. Reckless use of credit has turned the American people into Indentured servants to Visa and Master card.

    Many people will say that Inflation is caused by supply and demand mostly they are incorrect if everyone has 1.00 what can be charged for a loaf of bread

    Merry Christmass

    This year has been good and bad for me losing my Grandmother Hazel has put me through a lot of self reflection I will miss her she was a very special women I think of her and it makes me smile the I remember the patience and giving side of her  I hope it  will never leave me.  I wish I could display half the patience and loving nature that she showed me when I was dealing with my own boys. They wish I did also. Another year has passed at Cabalas I have been here for almost five years. I am trying to finish my Real Estate Classes while working on other projects Scouts, Apartments Rental House and our own house update remodel along with my day job.

    But this is the time of the year to take a few minutes to slow down and count things to be thankful for me and the family the list builds quickly and easily I hope it is the same for yours

    EASY DUTCH OVEN COBBLER

    1 spice cake mix
    1 12 ounce can of Sprite or 7-Up
    2 cans fruit pie filling (we like peach)

     

    Note: This cobbler is prepared in a camp-style cast iron Dutch oven which has a lid with a lip so that hot coals may be set on top of the pan. A quick and easily prepared outdoor recipe for barbecues, picnics and camping trips!

    Pour fruit pie filling into a 6 quart Dutch oven. In a separate bowl, mix soda with cake mix. Batter will be lumpy. Pour over top of pie filling.

    Bake with 20 coals on top and 10 on bottom until cake is golden color. Serve hot.

    Wonderful served alone or with vanilla ice cream. Recipe can easily be doubled for 12 quart Dutch ovens

    Outdoor Research Aurora Bivy

    I am very happy with the Outdoor Research Aurora Bivy. I have already recommended it to friends and look forward to staying dry along with the extra room in my pack for other essentials. The only Issue I have with the bivey I that I would like more zipper to make it easier getting in and out of the bag. it can be a real pain getting in and out.
    the bivey seems to add few degrees of warmth to the bag I am using
    It is fast to use and packs light to care as a scout master I am trying to encourage my scouts to care just what they need this fits that very well!

    Jet Boil

     I have used my JetBoil stove on the last few Scouting Trips . It boiled water in about 4-5 minutes depending on the wind and temp for Mountain House meals Coffee and Tea. In 4 days of camping I had hot meals and hot Tea every night, as well as coffee every morning. By the end of the trip the gas canister was still about one third full . I've used the coffee press several times but prefer tea/coffee bags much cleaner, just to have some good coffee a stove that this stove is FAST, efficient, packs tight, and is simple to use, look no further then the jetboil. On a recent backpacking trip, I had my stove out, water boiled, food cooked, and was eating lunch (Raman Noodles) In Less then Ten Minutes

    Tip: for some extra warmth at night put hot water in a good polycarbonate bottle then put it in the bottom of your sleeping bag and you will have some extra heat and some water that is not frozen

    Installed Vista This Weekend

    I installed Vista this Weekend and was amazed how smoothly everything went. The only issue I had was getting my web-cam working. After a little work I got the web cam working. Office 2007 is the way to publish blog post with vista this makes writing an entry to easy.

    Medical Care in Rural NE

    Amber has some interesting points about life in rural Nebraska. My family regularly makes roundtrips of 160 plus miles for medical care in Sidney it is very time consuming and costly it is also required to ensure my family has proper care. I feel it would do a lot more for quality of life then a damn pond

    Iditarod Update

    Mushers are now in the final push of the race, as they strive to get to White Mountain close enough to overtake the leader, Lance Mackey. Over the last 24 hours, a toe-to-toe battle between four mushers was fought for the lead. Jeff King, Martin Buser, Paul Gebhardt and Lance Mackey traded positions several times, first gaining the lead and then surrendering it. As of this writing, Lance Mackey is out of Shaktoolik (Shak-TOO-lick), having extended his lead over second-place Martin Buser by almost four hours. Meanwhile, Jeff King is resting his dogs in Shaktoolik, charging their batteries for another big push.

    White Mountain will be the critical or pivotal point in this race for the leader that arrives first. Everyone has to take a mandatory eight-hour layover there, and once they leave, there isn’t enough distance to make up a big lead – unless the leaders team refuses to travel.

    SIDNEY, Neb. — A judge said a 5-foot-1 man convicted of sexually assaulting a child was too small to survive in prison, and gave him 10 years of probation instead

    His crimes deserved a long sentence, District Judge Kristine Cecava said, but she worried that Richard W. Thompson, 50, would be especially imperiled by prison dangers.

    "You are a sex offender, and you did it to a child," she said.

    But, she said, "That doesn't make you a hunter. You do not fit in that category."

    Thompson will be electronically monitored the first four months of his probation, and he was told to never be alone with someone under age 18 or date or live with a woman whose children were under 18. Cecava also ordered Thompson to get rid of his pornography.

    He faces 30 days of jail each year of his probation unless he follows its conditions closely.

    "I want control of you until I know you have integrated change into your life," the judge told Thompson. "I truly hope that my bet on you being OK out in society is not misplaced."
